Job Summary:
Conduct preventative maintenance and repairs to building and various building operations systems.
Essential functions and responsibilities:
* Perform preventative and general maintenance to building and mechanical operating systems. Work with engineers and other maintenance staff in making minor repairs to various building operating systems.
* Chiller Readings and water treatment tests.
* Conduct repairs to general building areas, lavatories, stairwells, and air ducts. Replace and/ or repair fixtures as needed. Must be able to change light bulbs, and grease bearings.
* Conduct repairs to the roof.
* Work on tenant improvement construction projects and inspect construction projects.
* May assist tenants with internal building moves.
Other Job Functions:
* Responsible for tenant work requests and preventative maintenance.
* Schedules and may oversee work of outside contractors.
* Assists Property Manager as needed.
Required qualifications:
* High School diploma or General Education Degree (GED), CFC Certification, SMT from BOMA a plus.
* Minimum 5 years previous facilities maintenance / janitorial / engineering experience.
* Ability to read and comprehend blueprints, drawings, schematics, specifications, codes and handbooks.
* Ability to use various testing devises related to the mechanical trades.
* Ability to handle multiple projects.
* Strong interpersonal skills and the ability to function as a team member in a demanding service environment.
· Some knowledge of computers preferred.
